Vaillant is one of the most commonly installed boiler brands across West London. In fact, out of every 10 properties we visit in areas like Kensington, Notting Hill, or Battersea, roughly 7 have a Vaillant boiler installed. This is due to the strong engineering and reliability of Vaillant boilers.
However, like any mechanical equipment, things can sometimes go wrong. One of the most common issues we are called out for is the F22 error code on Vaillant boilers.
In this article, we will explain why it happens and how our certified Vaillant gas engineers can fix the F22 error code for you.
What does Vaillant F22 error code mean?
According to the Vaillant website, the F22 error code is caused by low water pressure in your boiler.
Think of it as the boiler’s way of saying, “I don’t have enough water to do my job”
Here is a simple breakdown behind the error code:
1] A boiler is a sealed system. To function correctly, it must be filled with water until the pressure sits between 1.0 and 1.5 bar. We have a well written article troubleshooting water pressure in a gas boiler.

2] When the boiler heats up the water, that water expands and needs more room. To prevent from bursting, boilers have built in expansion vessel.Expansion vessels absorbs the extra volume as the water gets hot. Please note: only gas safe engineers are legally allowed to carry out any system repair. Please give us a call so our engineers can safely repair your boiler.

3] There can be scenarios, that the expansion vessel isn’t working properly and result in pressure climbing too high. This is where Pressure Relief Valve(PRV) comes in place.PRV is a safety mechanism, that in these cases opens and lets a small amount of water out of the system. This is where the low water pressure happens.

4] F22 code is displayed when there is low water pressure. This happens due to leakage and doesn’t has to be always through the PRV it can be somewhere in your radiators as-well or another part of the boiler. Vaillant high quality engineering ensures that the F22 is displayed as soon as possible so you can resolve it immediately.

Do all boilers have this safety mechanism?
Yes, all boilers have this safety mechanism built in, which is one of the reasons gas boilers are very safe to operate over a long period. Different boiler brands may display different error codes, but this safety mechanism is built into all boilers.
How can Safe Plumbers solve the F22 error code?
Our gas safe engineers when they visit your property follow a routine inspection procedure. By following the guidance of Vaillant and our experience in repairing boilers across London we can identify the root cause and fix it on the spot.
- Expansion Vessel Testing: Using special equipments we inspect the expansion vessel. If the inspection of the boiler expansion fails, we can repair it on-site.
- PRV Inspection: We check the PRV for any leakage or dripping from the PRV discharge.
- Leak Detection: We inspect the boiler’s internal pump and various connections.
- Sensor Cleaning: We ensure the water pressure sensor is sending an accurate reading so we are confident everything is fine.

Can I fix the F22 code myself?
In some cases, yes. If the issue is caused by low water pressure, you may be able to repressurise the boiler using the filling loop. Slowly top up the system until the pressure reaches between 1.0 and 1.5 bar.
Important Note: We highly recommend letting a qualified gas engineer carry out any boiler repair work, as they are certified and have experience dealing with different causes of the F22 fault.
Summary
If your Vaillant boiler shows the F22 error code, it is usually a sign of low water pressure. Like any other mechanical equipment, boilers can develop faults over time. The F22 code does not necessarily mean your boiler can no longer operate. In many cases, it simply needs the correct repair to get it back up and running.
