Problem: Boiler stopped working early in the morning.
The customer called us on our mobile at around 7am after the boiler suddenly stopped working. She had recently moved into the flat and wasn’t sure what had caused the problem.
We arranged a visit for that morning. After checking the boiler, we found an issue with the system pressure and carried out the repair. The boiler was then tested on both heating and hot water before we left.
We were called to a Vaillant boiler in Hammersmith showing an F22 fault code. Our engineer checked the system, restored the correct pressure and tested the boiler to make sure everything was working properly again.
A landlord contacted us on WhatsApp because the tenant in their Brook Green flat had no hot water.
We arranged the visit directly with the tenant and completed the repair on the same day. Once the fault was fixed, we tested the hot water before leaving the property.

If you have hot water but no heating, the issue may be with the pump, motorised valve, room thermostat, or heating controls. In many cases, the boiler itself is not the main problem.
No hot water can be caused by low boiler pressure, a blocked plate heat exchanger, an airlock, a faulty diverter valve, or a pump issue. We will check the system properly and explain what needs repairing.
A one-off pressure drop is not always serious. If it happens frequently, please get in touch with us.
If your boiler is leaking, turn it off and avoid using it until it has been checked. If you smell gas, open the windows, do not use electrical switches, and follow the Gas Safe emergency guidance.
Frozen condensate pipes are common during cold weather, especially when the pipe runs outside. We can thaw the pipe safely and insulate it to help prevent the fault from returning.
A boiler can make a noise due to several factors but a common one is trapped air. If you hear it’s making a strange noise, please let us know over the phone.
Common boiler fault codes include Vaillant F22, F28 and F29, as well as Worcester EA 227 and EA 229. We diagnose the fault code properly instead of guessing which part needs replacing.
It depends on the age of the boiler and the cost of the repair. If the boiler is fairly new and the fault is minor, a repair usually makes sense. If it is older and the repair is expensive, replacing it may be the better long-term option.
Newer boilers offer longer warranty period as-well.
